The government has announced the introduction of the final phase of Home Information Packs for 1 and 2 bedroom homes. From 14th December 2007 all residential homes in England and Wales will require a HIP. We apologise our news section is a little out of date and want to bring you all fully up to date with the latest HIPs legislation. From 1^st August 2007, all four or more bedroom homes placed onto the market will require a Home Information Pack (HIP).
This includes:
-          Index
-          Energy Performance Certificate (EPC)
-          Title Information Including Plan
-          Local Authority and Water and Drainage Searches
-          Statement of Sale
-          Leasehold documents (if required)

Open Book News Update

For those of you who do not know - government legislation will change in June 2007 and every seller in England and Wales will need to provide a Home Information Pack on their home. M Coleman Estate Agents are offering a government approved Open Book HIP Free of charge to all clients. This includes a legal preparation pack including office copy entries detailing boundaries covenants, information on the freehold/leasehold title and a local authority search. This is then available for all purchasers to see prior to making an offer on the property.

M Coleman Estate Agents would like to announce the arrival of a new negotiator to the team Dan Thorn. Dan is new to the industry after pursuing a career in the Royal Navy and in the private sector charting underwater maps. Dan says, 'he is very excited with his change in career and is very much looking forward to the challenge of the industry'. Dan will be joining our Branch Manager Joanne Wood in the sales department at M Coleman and hopes to progress to a Senior Negotiator role very soon. Dan has already expressed interest in joining NAEA and in the future studying for his Diploma in Residential Estate Agency (DIPREA).

M Coleman have featured heavily on the small screen this month apearing on both Channel 4 News and BBC Points West. We are also please to announce that Maria Coleman founder of M Coleman Estate Agents and CEO of Open Book Home Information Packs will feature on ITV's Tonight With Trevor McDonald to be aired on the 20th February.
