On 14th December 2007 the government introduced the final phase of Home Information Packs meaning that all homes in England and Wales will require a Home Information Pack if marketed after this date. M Coleman Estate Agents in association with OpenBook HIPS Ltd have been at the forefront of their development in the UK and have been offering HIPS since 1996. That will give us an eleven year head start over our competitors.
For those that aren’t familiar with the notion of the Home Information Pack please allow us to explain content and how this can benefit the sale of your home.
Whats in a Home Information Pack?
All of these mandatory elements of the pack give both the vendor and the buyer much more information about the property. For a vendor they know more about the house that they are selling and can deal with these matters whilst the property is being marketed rather than 6 weeks into a sale transaction when all parties are awaiting an exchange of contracts. For buyers, they are provided with much for key information about the property that they are buying at the outset allowing them to make an informed decision on the purchase at the time a sale is agreed.
M Coleman fully support Home Condition Reports (HCRs) that is currently an optional element of the pack. M Coleman is fortunate to have a local Home Inspector to carry out these reports and have found there to be great benefits to both seller and buyer.
